SMSF lending
SMSF lending, with the lending side handled properly.
Finsap arranges SMSF loans for trustees, including borrowing to buy commercial property and refinancing existing SMSF loans. From 10 August 2026, SMSFs can no longer enter new borrowing arrangements to buy residential property. Danny Saputra handles the lending side and works alongside your accountant and SMSF adviser.
Credit is subject to lender criteria, assessment and approval. Fees, charges and eligibility criteria may apply.
How it works
How does SMSF borrowing work?
An SMSF borrows through a limited recourse borrowing arrangement. The property is held in a separate holding trust until the loan is repaid, and if the loan defaults the lender's recourse is limited to that property. SMSF loans have their own lender policies, documents and pricing, and fewer lenders offer them than standard loans.
The structure needs to be set up correctly before the purchase, so your accountant, SMSF adviser and solicitor are involved alongside the lending.
We do not provide financial, tax, legal, superannuation or investment advice. SMSF lending can be complex. Please seek independent professional advice before making SMSF decisions.
2026 change
What changed for residential property in 2026?
From 10 August 2026, SMSFs can no longer enter into new limited recourse borrowing arrangements to buy residential property. Where a contract was exchanged on or before 9 August 2026, the change may not apply, and existing arrangements are treated differently from new ones.
If you are unsure how the change affects your fund, speak with your SMSF adviser. Danny can explain the lending options that remain.
Commercial property
Can an SMSF still buy commercial property?
Yes. SMSFs can still borrow to buy commercial property, such as offices, warehouses or retail premises, subject to the super rules and lender policy. Some trustees buy premises that their own business then leases from the fund, which has specific rules your adviser will need to check.
Danny compares the SMSF lenders on our panel and manages the application through to settlement.
Refinance
Can you refinance an existing SMSF loan?
Yes. An existing SMSF loan can often be refinanced to another lender, subject to the lender's policy and the fund's circumstances. Danny reviews the current rate, fees and loan terms, checks which lenders will refinance the arrangement, and works with your accountant on the documents the fund needs.
