Self-employed borrowers
Home and investment loans for self-employed borrowers.
Finsap helps self-employed borrowers, sole traders and business owners get home and investment loans. Lenders assess business income in different ways, so Danny Saputra works out which lenders on a panel of 30+ suit how your income is earned, prepares the application to match, and works with your accountant on the figures.
Credit is subject to lender criteria, assessment and approval. Fees, charges and eligibility criteria may apply.
The challenge
Why is it harder to borrow when you are self-employed?
Lenders want to see stable, verifiable income. For employees that is a payslip. For self-employed borrowers it is usually tax returns, financial statements and business activity statements, and lenders differ in how many years they want, which figures they use and how they treat add-backs such as depreciation. Two lenders can assess the same business very differently.
Documents
What documents will lenders ask for?
Requirements vary by lender, but usually include:
- personal and business tax returns, often for the last two years
- financial statements for the business
- recent business activity statements
- business bank statements
Some lenders offer alternative documentation options for established businesses whose latest tax returns are not yet lodged. Danny will tell you which documents each lender needs before you apply.
Company and trust income
Can company and trust income be used?
Yes. Income you earn through a company or trust can usually be counted, but lenders treat it in different ways. Some look only at what is paid to you personally, while others also consider the business's profit. Your accountant's figures and Danny's knowledge of lender policy together decide which lender suits your structure.
Questions
Common questions
Can I get a loan if I have been self-employed for less than two years?
Sometimes. Some lenders consider borrowers with a shorter trading history, particularly where you worked in the same industry before. Options are narrower, so lender choice matters.
Should my accountant be involved?
Yes. Your accountant prepares the figures lenders rely on, and Danny works alongside them so the application reflects your income accurately.
Do I pay Finsap a fee?
No separate broker fee is payable to us for our standard broking service. We may receive commission from the lender if your loan settles. Other lender, government, valuation, discharge, break or loan-related fees may apply.
