Our Approach
Read the pageDo I pay Finsap a fee?
No separate broker fee is payable to us for our standard broking service. We may receive commission from the lender if your loan settles. Other lender, government, valuation, discharge, break or loan-related fees may apply.
How many lenders does Finsap compare?
Finsap compares options from a panel of 30+ lenders.
Who will I deal with?
You deal with Danny Saputra directly, from the first conversation through to settlement and your annual reviews.
How often should I review my loans?
We suggest reviewing your lending at least once a year, and whenever your circumstances change, for example a new job, a change in income, a new property or the end of a fixed rate period.
Investment Lending
Read the pageHow much deposit do I need for an investment property?
It depends on the lender, the property and your situation. Many investors use cash savings, or equity from a property they already own, to cover the deposit and purchase costs. Borrowing a higher share of the property's value usually means paying lenders mortgage insurance. Danny will show you the options before you decide.
Should an investment loan be interest-only?
Interest-only repayments can lower your repayments for a period, but the loan balance does not reduce and you may pay more interest over the life of the loan. Whether it suits you depends on your cash flow and plans. Your accountant can advise on the tax side, and Danny can show how each option affects your future borrowing.
How many investment properties can I buy?
There is no fixed number. It depends on your income, existing debts, rental income and how each lender assesses them. Planning the structure and the order of lenders early helps keep your options open for later purchases.
Does Finsap only work with investors in Sydney?
No. Finsap is based in Norwest, Sydney, and works with clients across Australia.
Home Loans
Read the pageCan I buy with less than a 20% deposit?
Often, yes. Many lenders accept a smaller deposit with lenders mortgage insurance, and eligible buyers may be able to use a government scheme. Lending is subject to the lender's assessment and approval.
What documents will I need?
Usually identification, recent payslips or other income evidence, bank statements, details of your debts and expenses, and the contract of sale once you have one. Danny will give you a checklist for your situation.
Should I get pre-approval?
Pre-approval gives you an indication of how much a lender may lend before you make an offer. It is not a final approval, and it is still subject to the lender's assessment of the property and your circumstances.
Refinance & Loan Review
Read the pageShould I refinance if my rate starts with 6?
It depends on more than the rate. The answer comes from comparing your current rate, fees and features with what is available, then allowing for the costs of switching. Danny can review your loan and show you whether a change is likely to be worthwhile. Any repayment or savings estimate is illustrative only and based on the information you provide. Actual outcomes depend on your loan amount, rate, fees, loan term, repayment type, lender criteria and approval. Refinancing may not be suitable for everyone.
Do I pay a fee for a loan review?
No separate broker fee is payable to us for our refinance review. We may receive commission from the lender if your loan settles. Other lender, government, valuation, discharge, break or loan-related fees may apply.
Can I refinance an investment loan?
Yes. Investment loans can be refinanced, and a refinance is a good time to check the structure, including whether any properties are cross-collateralised.
Will refinancing affect my credit file?
A new loan application is recorded on your credit file. Danny only recommends applying once a change looks worthwhile, and chooses lenders carefully to avoid unnecessary applications.
SMSF Lending
Read the pageDoes Finsap give SMSF advice?
No. We do not provide financial, tax, legal, superannuation or investment advice. SMSF lending can be complex. Please seek independent professional advice before making SMSF decisions. Danny handles the lending side and works alongside your advisers.
Is my SMSF eligible to borrow?
Eligibility depends on the fund's trust deed, its balance and cash flow, the property and the lender's policy. Your SMSF adviser will confirm the fund side, and Danny will check which lenders suit the fund.
Asset Finance
Read the pageDo I need a deposit for asset finance?
Not always. Some lenders finance the full cost of the asset for established businesses, while others ask for a deposit or trade-in. It depends on the asset, the lender and your situation.
Can I include a balloon payment?
Usually, yes. A balloon lowers your regular repayments but leaves a lump sum at the end of the term, so it needs to fit your cash flow plans.
Are there fees for asset finance?
We will explain any fees before you proceed. We may receive commission from the lender if your finance settles, and lender fees and charges may apply.
Property Investors
Read the pageDo you only work with experienced investors?
No. Danny works with first-time investors as well as those with several properties. Planning the structure is often most useful before the first investment purchase.
Can you review my existing portfolio?
Yes. Danny can review your current loans as a portfolio, rather than one at a time, and show where the structure is helping or limiting your next step.
Self-Employed Borrowers
Read the pageCan I get a loan if I have been self-employed for less than two years?
Sometimes. Some lenders consider borrowers with a shorter trading history, particularly where you worked in the same industry before. Options are narrower, so lender choice matters.
Should my accountant be involved?
Yes. Your accountant prepares the figures lenders rely on, and Danny works alongside them so the application reflects your income accurately.
Calculator
Read the pageIs the result what I will actually pay?
No. It is an estimate based on the figures you enter. Your actual repayments depend on the lender, your rate, fees, loan features and approval. Danny can work through the real numbers with you.
Does the calculator show how much I can borrow?
No. It shows repayments for a loan amount you choose. How much you can borrow depends on your income, expenses, existing debts and each lender's assessment.
Why are interest-only repayments lower?
Because you only pay the interest. The loan balance does not reduce during the interest-only period, so you may pay more interest over the life of the loan.
Loan Review
Read the pageWhat details do I need?
Your current lender, an approximate loan balance and rate if you know them, and what you would like to achieve. You do not need documents to request a review.
Book a Strategy Call
Read the pageCan I bring my partner or accountant?
Yes. Anyone involved in the decision is welcome to join the call.
Partners
Read the pageWhat types of lending can you help my clients with?
Home loans, investment and portfolio lending, company and trust borrowing, SMSF lending, refinancing and loan reviews, and vehicle and equipment finance for business owners.
Will you give my clients tax or legal advice?
No. We arrange the lending. Tax, legal, ownership and SMSF decisions stay with you and your client, and we structure the loans to fit them.
Do my clients pay a fee for a home or investment loan?
No separate broker fee is payable to us for our standard broking service. We may receive commission from the lender if your loan settles. Other lender, government, valuation, discharge, break or loan-related fees may apply.
Does Finsap work with clients outside Sydney?
Yes. Finsap is based in Norwest, Sydney, and works with clients across Australia.
