Property investors
Lending for property investors, planned beyond the first purchase.
Finsap is a mortgage broking firm in Norwest, Sydney, that works mainly with property investors. Danny Saputra structures lending across a portfolio so each purchase supports the next, compares options from a panel of 30+ lenders, and reviews the structure with you each year as the portfolio grows.
Credit is subject to lender criteria, assessment and approval. Fees, charges and eligibility criteria may apply.
Investors
What do investors need from a broker?
A single investment loan is straightforward. A portfolio is not. Investors need someone who looks past the current purchase: how each loan affects borrowing capacity, which lender to use when, and how securities are kept separate so one property does not hold back the next.
That is the work Danny focuses on. He invests in property himself through his own company, so he understands the owner's side as well as the lender's.
The process
How does Finsap work with investors?
Every investor starts with a conversation about where you are now and where you want to be. Danny then builds a lending plan for the next purchase and the ones after it, arranges finance from our panel of 30+ lenders to fit the plan, and reviews it with you each year.
- Step 01
Structure first
We look at your goals, income, existing debts and how you plan to own the property, then plan how the loans should be set up before you commit. Ownership and tax questions sit with your accountant or solicitor, and we work alongside them.
- Step 02
Buy second
Once the structure is clear, we compare options from our panel of 30+ lenders and arrange finance that fits the plan.
- Step 03
Scale intentionally
We review your lending as your circumstances change, so your next purchase or refinance builds on what is already in place.
Services
Which services do investors use?
Investors typically work with Danny on investment loan structuring, refinancing existing loans, using equity for the next purchase, and borrowing through companies or trusts. Some also hold property in an SMSF, which has its own lending rules.
Questions
Common questions
Do you only work with experienced investors?
No. Danny works with first-time investors as well as those with several properties. Planning the structure is often most useful before the first investment purchase.
Can you review my existing portfolio?
Yes. Danny can review your current loans as a portfolio, rather than one at a time, and show where the structure is helping or limiting your next step.
