Building a Property Portfolio: From One to Many
Many Australian property investors stop at one property. The reason isn't usually a lack of desire, but a lack of borrowing capacity or poor loan structuring.
Credit is subject to lender criteria, assessment and approval. Fees, charges and eligibility criteria may apply.

Structure Is Everything
Building a portfolio is a game of finance, not just real estate. How you set up your first loan can either pave the way for your next three purchases or block you from growing entirely.
Common Portfolio-Killing Mistakes
- Cross-Collateralisation: Linking multiple properties to a single loan. This gives the bank too much control and can limit your ability to sell or refinance individual assets.
- Using the Wrong Lender: Some lenders are "investor-friendly" while others have strict caps on the total number of properties they will finance for one person.
- Not Protecting Equity: Using all your cash for a deposit rather than an offset account can limit your future flexibility.
The importance of a long-term plan is key for any successful investor.
